Choosing a builder is the single most important decision in any construction project. The right construction company in Faisalabad will protect your budget, your timeline and the safety of your family for decades. The wrong one can leave you with cracks, leaks, disputes and an unfinished building. Use this 12-point checklist to compare companies objectively.
The 12-point checklist
1. Completed projects you can actually visit
Photos are easy to borrow. Ask for the addresses of completed projects – houses, plazas or apartments – and visit at least one. Look at wall straightness, finishing details, dampness and how the building has aged.
2. Registration and tax compliance
A serious company will share its NTN and appear on the FBR Active Taxpayers List. For larger commercial jobs, ask about Pakistan Engineering Council (PEC) registration. Registration does not guarantee quality, but it shows the business is accountable and here to stay.
3. Experience with your type of project
A builder who has delivered multi-storey residential or commercial buildings understands structural design, heavy concrete work and coordination at scale. Ask specifically about projects similar to yours in size and use.
4. A written scope and bill of quantities (BOQ)
A proper quotation is itemised. It lists every stage and quantity, so you can compare offers fairly and spot missing items before they become “extras”.
5. Named material specifications
“Good quality cement” means nothing in a contract. Look for named cement brands, steel grade (for example Grade 60), brick class, tile brands and fitting ranges.
6. Payments linked to milestones
Pay for progress, not promises. A fair schedule ties each payment to a visible milestone – foundation, each slab, brickwork, plaster and finishing stages.
7. A realistic timeline
An unrealistically short timeline is a warning sign. Ask how the builder plans for monsoon season, curing time and material lead times.
8. A qualified engineer supervising the site
Find out who will be on site day to day and who signs off steel and concrete before each pour. Supervision is where quality is won or lost.
9. Help with approvals and utilities
Work should start only after the building plan is approved by the Faisalabad Development Authority (FDA) or your housing society. Experienced builders help coordinate drawings, approvals and FESCO, SNGPL and water connections.
10. Clear communication and reporting
Agree on regular updates – progress photos, a weekly summary and a single point of contact who answers your calls.
11. Warranty and after-handover support
Ask what happens if a leak or crack appears six months after handover. A confident builder offers a defined defect-liability period in writing.
12. References and reputation
Speak to past clients. Ask whether the project finished on time, whether the final cost matched the quotation and whether they would hire the company again.

Red flags to watch out for
- A price far below every other quotation
- Pressure to pay a large advance or to pay in cash without receipts
- No written contract, or a one-page contract without a scope
- Reluctance to show completed projects or share client references
- Offers to start work before the building plan is approved
- Vague answers about who will supervise the site
Questions to ask in your first meeting
- Which similar projects have you completed in Faisalabad, and can I visit one?
- Who will be the engineer in charge of my site?
- Which cement, steel and brick will you use, and will that be written into the contract?
- How are payments linked to progress?
- How do you price changes I request during construction?
- What is included in your rate – and what is excluded?
- What warranty do you give after handover?

Frequently asked questions
How do I check if a construction company in Faisalabad is registered?
Ask for the company’s NTN and check that it appears on the FBR Active Taxpayers List (ATL) on the FBR website. For larger contracts, also ask about Pakistan Engineering Council (PEC) registration and check the category against the size of your project.
How much advance should I pay a contractor?
Keep the advance small – typically enough to mobilise the site – and link every later payment to a completed, verifiable milestone such as the foundation, each slab or plaster. Avoid paying for work that has not been done.
Should I choose the cheapest quotation?
Not automatically. A quotation far below the others usually means missing scope, lower-grade material or extra charges later. Compare quotes line by line against the same bill of quantities.
What should a construction contract include?
Scope of work, drawings, a bill of quantities with named material brands and grades, the payment schedule, the timeline, who handles approvals, the warranty or defect-liability period and how changes are priced.
